“It’s better than everything we’ve tried”.. Stadium Manager is amazed with results.

There are said to be between 105 million and two billion parking spaces in the United States with a third of them are in parking lots, Parking garages are typically underused and represent many hundreds of billions of dollars worth of real estate ‘waiting’ to be developed into something else.

For the ones in garages, they present major issues in maintenance, especially in northern climes of freeze, thaw, de-icing chemicals, rainfall and summer heat. The big enemy is water-borne contamination. Water starts reactions between certain aggregates and alkali hydroxides in the concrete, causing cracks, and once started the Alkali-silica reaction (ASR) is almost impossible to stop totally.

In this case study, the focus is the parking lines and storm drains at a professional sports stadium in Denver, Colorado, which experiences severe winters and routinely has chlorides from de-icing agents dripping from vehicles onto the floors and the yellow painted lines.

Problem
The parking lines have routinely had to be re-painted on the porous concrete because they failed quickly under the heavy physical load of stadium traffic. But, destructive forces have come not only from the top but also from the hydraulic lifting pressure on the paint from moisture underneath the lines, combined with the loss of adhesion due to the microscopic chemical reactions taking place.

For example, sulfates moving through the concrete, aided by water, can lead to concrete softening and the creation of gypsum and ettringite, a hydrous calcium aluminium sulfate mineral building up internal pressure, often leading to cracking.. Even worse than shortening the life of painted lines, dissolved chlorides can get down to the rebar steel causing deep cracking from rust buildup pressure resulting in extremely expensive remedial work.

The concrete storm drains were being corroded at the ingress point by contaminated water and the sheer volumes created during heavy rainfall which also carried abrasive grit.

Solution
Castagra’s Ecodur has almost triple the adhesion of conventional epoxy protective coatings and maintains a specific measure of hardness and flexibility to not only stand up to the pressure of traffic but also vibrations through the concrete and all but the most severe cracking.

It is impervious to all the contaminants typically encountered on floors and decking of garages and provides an excellent substrate base for over-coating with parking lines. In the commercial roofing industry, it has a demonstrable track record with cementitious, asphalt and silicones in all roles.

Ecodur is VOC-free, BPA-free, non-toxic, and applied without the use of solvents whatsoever, it is ideal for application inside enclosed parking garages as the building does not have to be entirely shut down to avoid exposure of fumes to the public. In this case it was manually applied to a thickness of 30-40 mils on the flooring and up to 50 mils on the storm drain entry points.

Application Results
The Ecodur solidified within 30 minutes and was fully cured after 24 hours, after which a satisfactory inspection took place, and the areas were released for use. Because Ecodur is VOC-free only the areas being coated had been off limits to the immediate presence of anyone other than the applicators. Ecodur has been extensively used elsewhere in the stadium. The client has reported the painted lines and storm drains are showing no signs of deterioration as would have been anticipated by now with the original conditions and same time frame.
